What are the main factors that decide the maximum loan on property development finance applications

There are several factors to consider and several calculations are made to take into consideration the following:

Loan to cost (LTC)-this is used to compare the amount of loan offered as a percentage of the total cost of building the project. Loan to cost is typically 80-100%.

Loan to Gross Development Value (LGDV)-this is the maximum loan as a percentage of the GDV which is the value of the project on completion. The maximum loan to GDV is available at 80%.

Day 1 Position-lenders will consider the amount of money they must release at the very start so that the project gets moving. Typically, this is 65-70%. This can be more if you can provide additional security.
